JMB committee members are also owners
of Komplek Suria Kinrara. JMB members also have to pay maintenance fees just
like you. Moreover, the JMB members are sacrificing their time and money to
engage and monitor the service providers to ensure proper maintenance of the
Complex. JMB members are also human and they are volunteers. They are no expert
in managing property or managing service providers. They relied on the
professional to advise and manage the service providers. Unfortunately, the
level of professionalism rendered by them is questionable, on hindsight. JMB
relied on the “professionals” and were misled to engage deplorable and questionable
service providers. This is due to poor
judgement and lack of insight of this complex issue of property management.

There is also one JMB committee member who does attend meetings but complained on the Facebook. This is the bad attitude kind of owners in this complex. And there are many of this kind.
Nonetheless, this is not the end of the world. Most importantly, the JMB must be brave to take corrective action. This corrective action will be taken when the needs arise.

The first corrective step taken by
the JMB was to take away the security services from Subang Perdana Services
Sdn. Bhd. (refer to as SPS). SPS appointed a third rated security company
called Metro Security Services. Metro
security provided a bunch of security guards who look more like drug addicts.
They came in for two weeks fought with the gangster and left without the
required notice. Owners should have noted that there was a period with no
security guard and with many cars being broken into. JMB reacted immediately by
appointing I-Hawk Security. I-Hawk is doing a fairly good job now but there are
room for improvement and the SOP is being reviewed. Encik Idris is the JMB
committee for security.

Finding reliable service providers is
a time consuming exercise and not an easy task to handle.
There are more failures and poor
services of SPS which will be highlighted in due course, if they are not
resolved and rectified within the timeframe given to them.

JMB requested all owners/residents to
help to monitor all these service providers. You pay the maintenance fees and
you are the boss. You have the right to reprimand them if they do not provide
the services for the common properties. But bear in mind, they are not engaged
to provide service to your private property. That is your own responsibilities. Owners and residents have the right
to demand explanation and question the manager, Encik Suhairi, if there is any
unsatisfactory work delivery. If Encik Suhairi denies you the rights, you can
take whatever action necessary, within the realm of the law.
At the same, JMB appeal to all owners/residents to abide by the House Rules as stipulated in the Deed of Covenant signed between the purchasers and the developer, until a revised House Rule and Bye-law is adopted by the JMB.

Hi, i dont own any house here but i am renting a unit here with a malay landlord in block b. My landlord is a very kind gentleman, he gave us the parking card as well as the gate card altho we dont need to use the gate card anymore. For as long as i can remember, there were no designated carpark for any cars at the upper parking lot. Just yesterday, one of the guards wanted to clamp my car because i didnt park my car at my "own" space. So i told him that i've always parked my car here since there were no designated space for each units, then he told me its a new rule. Could u pls put up a notice or mark the parking space with the unit number? (if there is a new rule lah) ... Thanks very much
As we are all staying in Suria Kinrara, we need the management & JMB to prioritize on security. There are still guards who are not doing thier jobs.
One of them in Block D, the uncle always look at his HP while ignoring all the people who are going in and out of the unit. That's all he does. Please get the SOP out ASAP and get the guards to follow them.
Last time we used to have guards who have a book and pen to write down all the visitors who is going in and out of the unit. After a few rounds, they will reconize the owner and they will perform thier job even more efficiently if we can retain the good ones. I suggest we implement that ASAP, at least it will deter those who have bad intentions and have something for the guards to do instead of sitting there like a log and bored the hell out of themselves and the owners. Books and pen don't cost much, and we can start with that first.
The young guard in Block D is doing his job well, at least that is one of the consolation when I double park my car for a quick breakfast on Saturday morning.
Speaking of the car parks, as owner I believe that all yellow car parks on the ground floor are free for public on a first come first serve basis. Yet I still see people selfishly put cones, stones, and whatnot to block the parkings.
One owner, a grey Myvi 8399 treat the parking as his own space with his own private cone. I have highlighted this to the guards and management but no action is taken. There are a lot of parkings that can't be utilized due to these selfish owners.
I've been paying my maintenance fee promptly and I hope the management will improve in due time. Thank you.
I have something to say regarding car park.
I started to rent a parking space from the management this year, because we have 2 cars in my household. I paid the rental of RM40 every month without missed. But my rented car park is always occupied by someone else.
I've made endless complaints to the security and the management, but no action were taken by them. I even have to buy the red colour cat on my own to paint the border of the car park, but still, someone parked on it.
I made a serious complaint to a security named Misai on June and he asked me to go to the management office to get a letter as a proof that I rented the car park. Then only they can clamp those cars that parked on my rented space. But after I got the letter, security changed.
The new security refused to clamp those cars that parked on my rented space. They keep on giving different kind of excuses like 'my shift is ending in 10 mins, can u wait?' 'i don't have motor with me now and the clamping machine is very far away' 'I can't clamp the car right away, I can only give warning'. All kind of excuses which made me frustrated.
The scenario now is like, day 1 give warning to car A, so car A no longer park there after that. Then day 2 car B parked on it, so warning again. Then day 3 is car C's turn. It's like endless story, warning and warning endlessly.
I've rented the space for my own convenient, but now it became an inconvenient. What for to pay RM40 rental every month when I can't even park on it? And the security can't even clamp the car which parked on my rented space? Is it true they can only give warning?
I understand that there's a new management and security now. I also sincerely appreciate JMB efforts in making Suria Kinrara a better place for us to stay (I know this is never an easy job). But I really hope you can look into this parking issue and maybe strengthen the rules. I'm really looking forward to see improvement.
